GROUNDS & SURROUNDING AREA

CASA SAN MOSCATO stands in its own garden, with panoramic terrace, lawned sitting areas (sun and shade), fruit trees and permanent barbecue.

-

MOSCATINO also stands in its own small garden, with a balcony.

The swimming pool and surrounging lawned sitting area (sun and shade) is for use by visitors to both houses

SAN MOSCATO as a whole is an ex-smallholding, and quite secluded from neighbouring properties. Beyond the house gardens and pool area, are several acres of olive groves and fruit trees on grassed terraces, where visitors are welcome to go. Above the houses is a small pinewood, and below the terraced area a steep wooded hillside down to a stream-valley.

- - -

The houses stand on a south-facing hillside, the west side of the valley of the river Pescia di Collodi which runs south to Collodi. It is just below the village of Pariana which stands on a tortuous spur-road running up from the main valley road. The hillsides are thickly forested, with gardens and olive-groves around the villages, but in the valley bottom there used to be a thriving paper industry and there are still a few working paper-mills. Boar-hunting, cultivation and milling of chestnuts, collection of funghi, and forestry are among the traditional country pursuits.

The local administrative centre is the slightly larger village of Villa Basilica, just over the hill.

There is a small shop (which is also a bakery) in Pariana, a larger shop at the bar at the bottom of the hill (which is also an excellent traditional restaurant), more shops and banks at Villa Basilica and Collodi and large supermarkets on the main Lucca-Pescia road

The ‘Four Seasons’ at San Moscato:
Jan, Feb, Mar: snow possible Jan-Feb, but roads usually remain clear. Mimosa flowers Feb, daffodils March. Mild on plain and coast.
Apr, May, June: daffs, tulips. Weather changeable but some lovely days. Bracing walks, still lots of snow on Appennine peaks, good views before leaves come. Cherry blossom, then cherries, wild flowers in meadows, orchids in Pisan Hills, roses. Pool usable from June. A delightful season.
July, Aug, Sept: generally hot settled weather. Cherries, then figs. Open-air concerts at Lucca; Puccini festival at Torre del Lago (Viareggio); festa of San Lorenzo in Pariana (Aug.); procession of Volto Santo in Lucca (Sept.). Fireflies at night. Apples, pears.
Oct, Nov, Dec: roaring fires, chestnuts, autumn colours, funghi; local food festival in Lucca in Nov, Christmas fairs from Nov/Dec; skating in Lucca. Harvest olives in Dec.
